Condo Sales for Seachase of Orange Beach
Seachase is an attractive condo complex sitting right on the beach of the Gulf of Mexico in the Orange Beach real estate market. The community consists of 3 salmon-colored towers with larger-than-normal units and better-than-average amenities. To give you a better idea of why the prices are higher than other condos here at the beach, I think it's important to talk about square footage. All of the properties in Seachase condos are 2 or 3 bedroom units, ranging in size from 1300 to 1700 square feet. While you can find plenty of real estate options for beach front condos between $250,000 and $350,000, these prices are fairly typical for units that are this size. Also, all of the units in these buildings will have a full southern view of the Gulf (no indirect views here).
I have had clients interested in purchasing here from time to time, so I thought I would provide a some hardcore facts of what condos in Seachase are selling for.
The sales figures below show that there were 12 Seachase condos that have sold within the last 12 months:
This equates to an average listing price of $550,633 and an average selling price of $542,200. The average price per square foot for these last 12 units is $354. The sales price to list price ratio is 98% which means that on average the buyer and their Realtor were able to successfully negotiate 2% off of the seller's asking price. Because this is an average, understand that sometimes the buyer may get a little more off the price and other times they may have to pay full price (or even more than that). The average days on the market was 122 days for these units.
This is a good representation of how pricing is working here at the beach for now. Our inventory is good and the beach is great!
