These weekly posts give you a good idea of what the market is like for single family homes in Daphne, Gulf Shores, and Orange Beach.
Properties For Sale Stats:
Daphne
- Median list price – $264,000
- Average price per square foot – $112
- Average days on the market – 144
- Percentage of homes with a price decrease – 26%
- Median House size – 2,400 square feet
Demand is increasing slightly and sales have been exceeding new inventory for a few weeks. However, prices remain stable until excess inventory is removed. As this trend continues, we could very likely see Daphne move into a seller's market with an increase in prices but for now, market conditions still favor the buyer.
Gulf Shores
- Median list price – $408,998
- Average price per square foot – $189
- Average days on the market – 168
- Percentage of homes with a price decrease – 25%
- Median House size – 2,320 square feet
Market conditions in Gulf Shores are much like those in Daphne. As demand continues to increase, home inventory is falling off and days on the market is lessening. Although Gulf Shores is trending towards a seller's market, conditions at this point favor the buyer.
Orange Beach
- Median list price – $429,900
- Average price per square foot – $199
- Average days on the market – 145
- Percentage of homes with a price decrease – 19%
- Median House size – 2,400 square feet
Inventory is up slightly for single family homes in Orange Beach so pricing is relatively unchanged. Market conditions for Orange Beach still favor the buyer.
