The sale of homes have been increasing over new inventory for a few weeks, so demand is increasing over supply. Days on the market is trending down. We're still in a buyer's market for Daphne; however, all indicators are showing that Daphne is slowly moving over to seller favorability.
Gulf Shores
- Median list price – $413,498
- Average price per square foot – $188
- Average days on the market – 163
- Percentage of homes with a price decrease – 20%
- Median House size – 2,324 square feet
Gulf Shores is also showing signs of moving into a seller's market soon. Demand has been overtaking our supply for weeks. As this continues, we are likely to see an upward movement in pricing.
Orange Beach
- Median list price – $439,900
- Average price per square foot – $185
- Average days on the market – 142
- Percentage of homes with a price decrease – 16%
- Median House size – 2,404 square feet
Supply and demand indicators are the same for Orange Beach, as well. Home sales have been exceeding new inventory for a few weeks now, so pricing is expected to begin to increase as we move into a seller's market.
