Every month I post the real estate market update for Lake Forest of Daphne. So, if you're in the market to buy or sell a home in Lake Forest, here are the statistics for April. The numbers are out!
For starters, let me just mention that Lake Forest is the largest neighborhood in the state of Alabama with over 3,000 residences. When you see big numbers on this page as far as homes that have sold or on the market, those numbers are relative to the sheer size of this community.
Homes on the Market in Lake Forest
As you look at the infographic above, you see that there are 33 homes currently on the market at a very modest average sales price of $168,949. Lake Forest is an attractive neighborhood, full of mature trees with winding roads and varying elevations. There are many different styles of homes here but, as you can see, prices are very reasonable.
The largest home is 3,546 square feet and is for sale at $229,000. The smallest is 600 square feet and is priced at a mere $69,900. With a price per square foot of $89, Lake Forest has some of the best prices in Baldwin County.

Homes Sold in Lake Forest
With 35 home closings in the last 60 days, Lake Forest continues to be a very active community for home buyers. That's nearly one closing every other day, just in this neighborhood!
The largest home that sold was 3,300 square feet and sold for $275,000. The smallest was 1,288 square feet and was priced at $107,900.
From the homes that sold, the average price per square foot was $86 and the listing to selling price ratio was 97%. This means that Lake Forest is in a buyer's market because buyers were able to get an average of 3% off of the original list price.
What's really impressive is that these 35 homes sold at an average of only 40 days on the market! You can see that there is a demand in Lake Forest due to various styles, affordable prices, and the attractiveness of the neighborhood.
